Sedona Association of REALTORS - Sold Data

Wednesday, July 26, 2017

We're happy to announce that we have added five major enhancements. There are new add-ons related to additional data types and two are enhancements related to new search and display functionality.

  1. $45.00 / month optional feature - All Sold data.
  2. Included with your monthly service - Open house search and display
  3. Included with your monthly service - Search by sold date (included with sold data)

Here is more detail about these five major enhancements:

  1. Sold data (Residential, Land, and Multifamily)

We maintain 5-6 years of sold data, approximately 83,000 sold properties, which is 7.5 times more than non-sold. Since each property can have up to 60 images, this is potentially 5,000,000 images. Currently, your MLS hosts the sold property images, but if this should change, the cost may increase about $15.00-$20.00 per month. There are real costs in managing and storing this data so there is an additional charge for those clients who wish to have sold data on their website. This cost helps us maintain the data as well as create and manage specific features for such data.

Upgrade Form - Fill this out if you wish to add Sold data for non-commercial classes to your site.

  2. Open house search and display (included with monthly maintenance service)

Open house information is entered using your MLS software (FlexMLS).

    What’s New:

    1. Open house is now a searchable property feature. You will have to enable this new field in the back-end in order for it to appear on the search form. This 3 minute knowledgebase video shows how to customize property features on the search form.
    2. An open house banner showing the date and time appears on the property summary page and the property detail page. Also, all the open house info displays in the property feature section for every property that has an upcoming open house. When available, this includes start date/time, end date/time and agent’s public open house comments.
    3. Since open house is now a searchable field, landing pages that show only open houses can be created. For example, to only show properties with an open house, append the following parameter (without quotes) to the query string "/openhouse_yn:yes".
    4. To show open houses today, append the following parameter (without quotes) to the query string "/openhouse:1". To show all open houses in the next 7 days, use "/openhouse:7"
  3. Search by sold date (included with sold data)

    What’s New:

    1. Sold date is now a searchable property feature. You will have to enable this new field in the back-end in order for it to appear on the search form. This 3 minute knowledgebase video shows how to customize property features on the search form.
    2. Sold data displays in the property feature section for every property that has been sold. When available, this includes listing date, sold date, approximate days on market, how long ago it was sold, asking price, sold price and the difference between the asking price and the sold price.
    3. Since sold date is now a searchable field, landing pages that show only sold properties can be created. For example, to only show properties sold in the last 1 days, append the following parameter (without quotes) to the query string "/solddate:1". This will show properties sold today and yesterday. To show all sold properties in the last 7 days, use "/solddate:7"
